The Maintenance Technician is responsible for overseeing the physical assets, general maintenance repairs, apartment make-readies, and preventative maintenance for the apartment community.
Essential Job Duties:
Turn vacant units according to policy.
Execute preventative maintenance program.
Inventory control including ordering of all materials and maintaining inventory.
Knowledgeable of competitive pricing of supplies.
Perform property inspections.
Maintains a clean and orderly shop.
Adheres to and complies with company safety policies and rules.
Assists with resident functions as required.
Complete a wide variety of residential service requests, correcting the situation within 24 hours when possible.
Maintain accurate records of all preventative maintenance, service requests, and make-ready status.
Make repairs in areas such as HVAC, electrical, plumbing, pool, carpentry, dry wall, building exteriors, and appliances.
Ability to work a flexible schedule including evenings, weekends, and on- call emergencies as needed.
Skills Required:
Great time management and problem-solving skills Excellent communication skills High level of competency and efficiency in all aspects of maintenance operations (pool, appliance, HVAC, electrical, plumbing, carpentry, etc.
) HVAC/EPA certification.
Requires ownership of hand tools One (1) year experience in multifamily property maintenance preferred.
High school diploma or general education degree (GED) Strong customer service skills.
